"Single-family" covers more ground than a detached house on its own lot, and each variation carries its own leasing and compliance considerations.

Detached Rental Homes

The core of single-family management. We handle marketing, showings, screening, lease execution, maintenance coordination, and rent collection for detached houses across the Eastside and Greater Seattle. Pricing a house correctly matters more here than in almost any other asset type, because a single vacant month costs a full month's income — there are no other units to carry it.

Townhomes and Attached Homes

Townhomes rent to a slightly different resident than detached houses and often sit inside an association with its own rules on parking, exterior alterations, pets, and rental caps. We lease them as single-family homes while working within whatever the governing documents require.

Condominiums

A rented condo has two rulebooks — your lease and the association's declaration. We manage individual condo units for owners and coordinate with the association where a rental registration, move-in scheduling, or resident acknowledgement of the rules is required. Homes in HOA Communities

Many Eastside rental homes sit inside a homeowners association. Landscaping standards, parking enforcement, and architectural rules all apply to your resident, and violations land on you as the owner. Accessory Dwelling Units

ADUs — basement conversions, detached cottages, and above-garage units — have become a meaningful part of the regional rental stock. They lease well, and they raise questions about utility allocation, separate entry, and parking that are worth settling in the lease rather than in month four.

  • Maintenance coordination: Residents submit requests through the portal, our team triages them, and we dispatch trusted vendors. Washington Rules That Apply to a Single Rental House

Owners of one property are subject to essentially the same statutory framework as owners of a hundred, which surprises people. The Residential Landlord-Tenant Act governs the tenancy, and recent legislation has changed several of the numbers landlords had memorised.

Rent increase limits, notice periods, move-in fee and deposit caps, and the grounds required to end a tenancy have all moved in the last few legislative sessions. We manage single rental homes. A one-property owner gets the same screening standards, maintenance response, and monthly reporting as an owner with a portfolio — the systems do not change with the unit count.

How long will it take to lease my house?

Can you manage my home if I live out of state or deploy?

Yes. A significant share of our owners are not local, and some are on active duty. Everything from showings to maintenance approvals to monthly statements works remotely through the owner portal.

How do you screen applicants?
