Rents across the King County markets we serve have eased slightly over the past year rather than climbed. That matters for two reasons. Overpricing a listing costs more in a softening market, because the correction comes out of your vacancy rather than out of the asking rent. And Washington's statewide rent cap, in force since 2025, is rarely the binding constraint when market rents are flat — but the notice requirements and the per-tenancy anniversary tracking still apply in full, and those are where owners get caught out.

What managing a Seattle rental actually involves

Register the property with the city before you list it

Seattle runs its own Rental Registration and Inspection Ordinance, and it applies to a single rental house as much as to an apartment building — registration for a one-unit property costs $126 and lasts two years. Every registered property is selected for inspection once in its first five years, with a further 10% chance of being picked again in the following five; owners of multi-unit buildings can have a 20% sample of units inspected instead of all of them. Penalties for failing to register, inspect or maintain the standard run $150 per day for the first ten days and $500 per day after that (Source: Seattle SDCI, RRIO owners and managers guidance, as of July 2026). This is the single most common thing an owner new to Seattle has not done.

A rent increase needs 180 days' notice here, not 60

Since 9 November 2021 every housing cost increase in Seattle requires a minimum of 180 days' advance written notice, and the clock does not include the day the notice is served (Source: Seattle SDCI, Renting in Seattle housing cost increases, as of July 2026). That is three times the statewide requirement, so an owner working from general Washington guidance will serve a notice that does not take effect. On top of it, an increase of 10% or more within any 12-month period requires an Economic Displacement Relocation Assistance notice to be attached, and an income-eligible resident who moves because of it can claim up to three times their pre-increase monthly housing cost — paid by the owner. We plan increases around both, alongside the statewide cap.

Ending a tenancy requires just cause, including at the end of a fixed term

Seattle's Just Cause Eviction Ordinance requires a just cause to end a month-to-month tenancy or to decline to renew a lease when it expires, and a renewal has to be offered 60 to 90 days before the agreement ends unless the resident has already given notice to vacate (Source: Seattle SDCI, Renting in Seattle just cause eviction guidance, as of July 2026). Simply letting a term run out is not available to a Seattle owner the way it is in most of Washington, so the decision about a tenancy has to be made on the city's calendar, not on the lease's.

Price to the neighbourhood, never to the citywide average

The citywide figures below span studios in dense corridors and detached houses in Magnolia or the Rainier Valley, and no single property prices against that blend. Seattle's neighbourhoods differ in stock, age, parking and transit access enough that two homes with the same bedroom count a few miles apart will let at materially different rents and at different speeds.
