Marine structures deteriorate on a curve that is remarkably predictable and almost entirely invisible. An owner walking a dock sees a walking surface. What decides whether that dock is a five-year asset or a twenty-year one is happening underneath it — fasteners corroding inside joints, floats slowly taking on water, piles losing section below the waterline.
That invisibility is why marina maintenance has to be inspection-led rather than complaint-led. Nobody reports a pile that is halfway through failing.
This is a seasonal checklist for a Puget Sound facility.
Routine — every walk
These are visible, reachable and worth checking whenever anyone is on the docks:
- Decking — loose, lifted, split or soft boards; anything creating a trip hazard
- Fastenings at the deck surface — proud, backing out, or missing
- Cleats and bull rails — secure, no movement under load, no corrosion at the fixing
- Fingers and guides — attachment, alignment, damage from vessel contact
- Ladders — secure, rungs intact, corrosion
- Gates and gangways — operation, hinges, latching, handrails
- Freeboard — any dock section sitting lower than its neighbours, or listing
- Lighting — failed fixtures, coverage on the walking route
- Shore power pedestals — physical damage, doors closing, no exposed wiring
- Fire equipment — present, accessible, in date
- Loose gear and debris — anything that becomes a projectile in wind
Freeboard deserves particular attention because it is one of the very few marine condition indicators visible from the surface. A section riding lower than the sections either side is telling you a float is taking on water. That is a specific, actionable finding available to anyone who walks the dock and looks along it.
Before the wet and windy season
Ahead of a forecast storm
Most storm damage at a well-built facility is preventable in the twenty-four hours before the wind arrives. Puget Sound windstorms come with useful forecast lead time, which makes this the highest-value maintenance activity in the year.
Annually
The diver inspection is the one owners most want to defer, because it produces no visible improvement and costs real money. It is also the only way to assess the components whose failure closes a dock. Piles fail below the waterline; floats fail on their undersides. Nothing observable from above tells you what those look like.
What actually fails, and why it matters
Fasteners are the quiet one. Galvanic corrosion between dissimilar metals in salt water attacks connections from inside the joint, so a structurally compromised connection can look entirely sound from above. This is why fastener condition is found by inspecting framing rather than by looking at decking.
Floats determine whether a dock sits at its designed freeboard. Foam-filled floats absorb water as their skin degrades; air-filled floats leak. Either way the symptom is measurable from the surface if anyone is looking.
Piles hold everything in position against wind, current and vessel loading. Timber suffers marine borer attack and rot at the waterline and mudline; steel corrodes in the splash zone; concrete spalls where reinforcement corrodes. All at points that are usually underwater.
Shore power is a life-safety system in a marine environment, not merely a convenience. Salt air degrades connections, and the failure modes include electric shock hazards in the water. This is not an area for deferral, and it is not general electrical work.
Why marine structures fail on a curve
Understanding the shape of marine deterioration is what makes the inspection schedule make sense, because it explains why waiting for symptoms is the expensive strategy.
Timber, steel and concrete in salt water do not degrade evenly and then fail. They lose capacity gradually and invisibly for years, and then reach a point where the remaining section can no longer carry the load it is asked to. The failure looks sudden and is not — it is the end of a process that has been running the whole time.
Three factors drive it here.
The tidal zone does the most damage. The band that is alternately wet and dry gets the worst of everything: oxygen for corrosion, moisture for rot, and marine organisms. A pile in permanently submerged conditions and the same pile at the waterline age at completely different rates, which is why inspection concentrates there.
Salt accelerates everything electrical and metallic. Galvanic action between dissimilar metals, corrosion at fastenings, and degradation of electrical connections all run faster than the same components would inland.
Load is cyclical rather than static. Every tide, every wake, every vessel movement and every storm applies and releases load. Connections that would sit undisturbed in a building are worked continuously here, which is why fastenings loosen and why a connection that was sound five years ago may not be now.
The practical consequence: condition assessed once is a snapshot, and snapshots do not reveal a curve. Two data points separated by a year tell you the direction. That is the entire argument for a maintained condition record rather than a series of independent inspections.
Recording findings so they compound
An inspection that produces a list of repairs is worth something. An inspection that produces a condition record is worth considerably more.
Record findings by location with the date and the observed condition, so that the next inspection compares against the last. A pile noted as showing early deterioration two years ago and unchanged today is a different planning problem from the same pile deteriorating measurably — and only a record makes that distinction available.
That record is also what converts maintenance into capital planning. Once components have known conditions and known remaining lives, replacement becomes a schedule that can be funded from operations rather than an emergency financed at short notice — and a planned dock replacement can be sequenced one section at a time, with tenants relocated into slips held for the purpose, in the season with the best weather.
Work in the water is constrained
One thing that surprises owners new to marina ownership: you cannot simply schedule marine work when it suits you.
In-water and over-water activity can involve permitting and seasonal work windows intended to protect fish and habitat, along with controls on materials, debris and discharge. A project planned without regard to those windows can lose a full year.
Specialist contractors — marine builders, divers, marine electricians — are also a limited local pool whose demand concentrates in the same windows for every facility in the region. Booking is a planning activity rather than a reactive one.
