Ask every company the same questions, in writing. The differences surface fast.

  1. Who, by name, manages my property day to day, and how many other properties do they carry?

  3. What do you mark up on maintenance, and do you own or hold any interest in the vendors you use?

The fifth question sorts firms quickly. Washington's rules have moved — a statewide rent cap enacted in 2025, the security deposit accounting deadline extended from 21 to 30 days, and Seattle ordinances that do not apply in Bellevue.
